The students are introduced to the concepts  of appraisal versus a CMA\, and the general descriptions of each\, as well as  the legal obligations that an agent has in Florida with respect to a  CMAâ€”when it can be done\, what disclaimers apply\, etc.  With close to 60% of  all agents\, nationwide\, having tenure of less than 5 years in the real  estate business\, many of them have not experienced what some call a â€˜downâ€™  market\, and others call a â€˜normalâ€™ market.  \n Students will learn how to read supply and demand in a market\, calculate  absorption rate and critically evaluate what comparable data is still  germane. The goal is to learn how to price property properly\, to avoid  carrying listings for a long time\, and also to not disappoint property  owners.

Discussion will focus on NAR’s 2018 edition of Code of Ethics and Standards of Practice as well as defining due process\, the functions of the Grievance and of the Professional Standards Committee\, mediation\, and arbitration. DESCRIPTION:In todayâ€™s get it done now society electronic forms\, signatures and storage are a must have. Florida Realtors Form Simplicity program meets all these requirements. Effective correspondence with clients is imperative. Form Simplicity will accomplish this via print\, email\, faxing\, sharing and electronic signatures. This three hour course will take agents from blank agreements to signed contracts. Students will learn how to create\, manage and store all of the paperwork necessary for a real estate transaction. In addition students will learn how to auto-populate data from either their local MLS or Public Records. The Form Simplicity program will electronically manage transactions for long term storage as well as compliance.
