Select a REALTOR®
How do you select the right REALTOR® for your needs?
The first step is to determine the type of representation that would best suit your needs. Remember that Article 1 of the Code of Ethics states: "When representing a buyer, seller, landlord, tenant, or other client as an agent, REALTORS® pledge themselves to protect and promote the interests of their client. This obligation of absolute fidelity to the client's interests is primary, but it does not relieve REALTORS® of their obligation to treat all parties honestly. When serving a buyer, seller, landlord, tenant or other party in a non-agency capacity, REALTORS® remain obligated to treat all parties honestly."
Contact firms that provide the type of representation that you need. Verify that they work with your type of property in the geographic area that you need. REALTORS® Association of Indian River County member firms have been given the opportunity to provide an office profile which lists this information.
During your initial contact, be as specific as possible regarding you needs. Be sure to include time frame, financing information, and any other details that may affect the transaction.
Interview the prospective REALTOR®. Ask him/her to tell you about the services you will need for your transaction and how he/she will provide or coordinate these services.
Once you have narrowed your choices to a maximum of 3 candidates, request the following:
- Written copy of his/her marketing plan
- Market analysis (summary of comparable properties that have recently sold)
- Estimated cost statement (cash required/received from the transaction)
- Update schedule - how often will he/she be in touch with you
Once you have selected your REALTOR®, keep him/her informed of any event that may affect your time-frame or transaction.
